Description

Over the years since the first edition of this work, property exploitation through short-term rentals has developed rapidly. Thus, short-term rental, which began as a defense and a mitigation against the unbearable taxation of properties during the economic crisis of the 2010s, stopped being called "AirBnB-type" rental and has become an entire "industry" of accommodation services (or other services) provided by all kinds of individuals and legal entities. It gradually gained autonomy, as it started flooding city centers and occupying every kind, form, and use of property.

This led to the need to develop the Law of Short-Term Leasing. Through Laws 5170/2025, 5162/2024, 5144/2024, 5143/2024, and 5073/2023, a specialized leasing law was established, independent of online platforms, based primarily on the duration of the lease under 60 days.

At the same time, a specialized legal framework for levies was created under various names, including income tax, VAT, residence fee for visitors, and the creatively named "climate resilience fee," imposed based on a combination of criteria and conditions.

The new edition, maintaining issues related to building regulations and disputes with co-owners, presents the New Law of Short-Term Leasing, which is governed by a fundamental philosophy and principle: that short-term rental is not just a property lease but a form of providing accommodation services that may potentially be combined with other services. As such, it must ensure the quality and safety of those enjoying these services and finally integrate harmoniously and fairly into the overall service system offered by traditional tourism and hotel businesses.
